The Property consists of 2 bedroom(s) and has 2 bathroom(s). Furnishings The Property shall be furnished by the Landlord. Landlord shall provide the following furnishings as part of this Agreement: Bedroom Set(s) - Including but not limited to beds, pillows, sheets, nightstands, and lighting fixtures. Kitchenware - Including but not limited to pots, pans, utensils, cleaning supplies, and other everyday items that complete a kitchen set. Living Room Set(s) - Including but not limited to couches, chairs, sofas, televisions, desks, and other common living room items. Parking The Landlord shall provide parking as part of this Agreement in the form of 6 parking space(s). There shall be no fee for the parking space(s). Period and Guests The maximum number of individual(s) allowed to stay on the Property shall be in accordance with the any local and State laws or building codes. There is no maximum set by the Landlord. Security Deposit Renters must provide a security deposit of $250. Property will be inspected at time of checkout, and security deposit will be returned within two weeks if no damages are identified. If damages are present, Renter will be notified in writing within 30 days. We will complete repairs as soon as possible and provide a reconciliation of the cost of repairs against your deposit. Due to weather, scheduled rentals, and owner availability, repairs may take longer than 30 days to complete. The balance of your deposit, minus repair charges will be returned after all repairs are completed. Renters agree to pay for the cost of repairs, replacement, extra cleaning, breakage and/or loss incurred during their stay. Renters shall be responsible for damage costs, including collection costs, lost rent, attorney’s fees, court fees; owner’s time and expenses for travel, inspections, bids and repairs. In cases where damage exceeds the security deposit; renter agrees to promptly remit payment to owner. No interest will be paid on security deposits. Fees, Taxes, and Deposit The Tenant(s) shall not be responsible for any other fee(s) unless otherwise mentioned herein. Termination Landlord has the right to inspect the premises with prior notice in accordance with applicable State laws. Should the Tenant(s) violate any of the terms of this agreement, the rental period shall be terminated immediately in accordance with State law. Tenant(s) waive all rights to process if they fail to vacate the premises upon termination of the rental period. Tenant(s) shall vacate the premises at the expiration time and date of this agreement. Utilities The Landlord shall be responsible for providing the following utilities: Electricity, Internet, Oil / Gas, Water and Sewer.
