Terms and conditions

Tenant agrees to abide by the Rental Rules at all times while at the property, and shall cause all members of the rental party and anyone else Tenant permits on the property to abide by the following rules at all times while residing at the property.

Use of Lake

Tenants, on behalf of themselves, their family members and their guests understand that Mitchell Lake is a private lake and use of the lake could be considered as trespassing.  The tenant understands that the lake is unswimmable.  The wooded area surrounding the lake across from our properties is also private property.  Tenants and guests of tenants do not have permission to be on that land.

Smoking:

Any and all forms of smoking shall not be permitted inside the Property. All smoking activities MUST occur outside. It is expected that smoking remnants will not be left on the property.

Pets:

Homeowner allows up to 2 dogs per property with a fee.  Tenants and guests are expected to clean up after the animals.

Landlord’s Liability:

The Tenant and Tenant’s Rental Party shall hereby indemnify and hold harmless the Homeowner against any and all claims of personal injury or property damage or loss arising from use of the premises regardless of the nature of the accident, injury or loss. Guest(s) expressly recognize that any insurance for property damage or loss which the Homeowner may maintain on the property does not cover the personal property of Tenant and guest(s), and that Tenant and Guest(s) should purchase their own insurance for Tenant(s) and Guest(s) if such coverage is desired.

Attorney’s Fees:

Tenants agree to pay all reasonable costs, attorney's fees and expenses that shall be made or incurred by Homeowner enforcing this agreement.

Owner Access

Tenant shall allow Homeowner access to the property for purposes of repair, inspection or emergency. Homeowner shall exercise this right of access in a reasonable manner by giving at least one hours notice (unless in case of emergency).

Use of Property:

Tenant(s) expressly acknowledges and agrees that this Agreement is for transient occupancy of the Property, and that Tenant(s) do not intend to make the property a residence or household.

Shortened Stays and Conditions:

There shall be no refunds of rents due to shortened stays or ruined expectations because of weather conditions.

Firearms

Only legally owned and permitted firearms shall be allowed on the premises in accordance with State and local laws.

Fireworks

The Parties agree that Fireworks and other hazardous materials may not be used in or around the Property.

Illegal Use

Tenant(s) and guest(s) shall use the property for legal purposes only and other use, such as but not limited to, illegal drug use, abuse of any person, harboring fugitives, etc. shall cause termination of this Agreement with no refund of rents or deposits.

Trash

Homeowner requires the Tenant(s) to use the following instructions for trash removal on the Property: Please deposit trash in the dumpster located in front of the driveway at 26580 Lake Drive.

Fees:

Extra Guest: $30/person/night

Pet: $40/dog (2 dogs/property)

Cleaning fee:  $100-LLI/Castle, $125-Mom & Pop’s

Firewood: $7/bucket

Late Check Out:  $20/hour after 12:00-must be agreed upon
